Ostrich ranches once filled these fields. Now chip plants do. A Chandler real estate agent shares what newcomers should know first.
A veterinarian founded this town. Dr. A.J. Chandler, the first vet in the Arizona Territory, opened a townsite office here in 1912. Back then, local ranchers raised ostriches and sold the feathers to fashion buyers back East. His San Marcos Hotel opened soon after, and the original building still stands beside the shops and patios that fill the historic square today. Fashion Center, the city’s big indoor mall, sits where Loop 101 meets Loop 202.
Chandler has grown into one of the largest cities in Arizona, home to close to 279,000 people. It sits in Maricopa County, with Tempe to the north and Gilbert to the east. What really changed the place was tech. Intel is the biggest employer by far, and companies like Microchip, Northrop Grumman, and Wells Fargo have built large offices along the Price Road corridor. Lots of newcomers relocate because one of those employers hired them, so you’ll meet plenty of engineers, nurses, and bankers at the neighborhood park.
Chandler residential real estate still favors sellers slightly, even after a softer year. In mid-October 2026, the median single-family property sold for about $533,000, a little lower than last fall. Homes are taking a bit longer to sell, and more listings are on the market. If you’re buying a home in Chandler, that means you can take your time and negotiate. If you’re selling a home, an honest home valuation based on local comparable home sales matters more now than it did a year ago.
Loop 202 splits the city into two different feels. North of the freeway, you’ll find older resale houses closer to the big tech campuses. South of it, the neighborhoods are newer, the lots are bigger, and the drive to work is a little longer.
Condos and townhomes: Downtown offers the most affordable way in, with walkable access to restaurants and weekend events.
Lakeside master-planned homes: Ocotillo is built around man-made lakes and a golf club, and it sits at the upper end of the market. Fulton Ranch has waterfront paths and attracts a lot of growing families.
New construction: Most new builds are in South Chandler, near Pecos Road and Interstate 10.
Acreage and horse property: In Chandler Heights, out in the southeast corner, certain lots are large enough for horses and a workshop.
55-plus living: Sun Lakes, just past the city’s southern edge, is a retirement area with several country club communities.

Is Chandler a good place to live?
For families, it’s hard to beat. Schools and weather get top marks on Niche, and residents talk a lot about the parks and the sense of community. What they don’t love is the price tag. Housing here costs more than in most of the surrounding East Valley.
Which school district covers my address?
Chandler Unified serves most of the city and carries an A rating from the state. A handful of west-side streets fall into Kyrene, though, and that district has started closing campuses because of falling enrollment. Look up your exact address on the district map before you write an offer.
Does buying near BASIS guarantee my child a seat?
Unfortunately, no. Parents ask this all the time. BASIS is a charter school, and seats are filled through its own lottery, so living next door doesn’t help.
How safe is Chandler?
Most people who live here describe it as a safe place to raise kids. Still, a few of the older neighborhoods have had problems with break-ins and car theft. Swing by in the evening and see how the street feels after dark.
What should I know before move-in day?
Gated HOAs can be strict about moving trucks. Some limit the size of the truck or the hours you can unload, and the gate code won’t always be ready on day one. Ask your Realtor in, Arizona to pull the HOA’s move-in policy before closing day arrives
How hot does summer get?
Triple digits show up in late May and usually stick around until September. Moving companies start loading at sunrise to beat the worst of it. If you have any say in the timing, plan your move for fall or spring.
How long is the commute?
That mostly depends on which side of Loop 202 you live on. North residents can get to Tempe or the airport pretty quickly. From the newer southern neighborhoods, the morning drive takes noticeably longer.
