Gilbert still has a working farm in town, yet it’s grown fast. A Gilbert real estate agent explains daily life here.
Gilbert started with a railroad siding. In 1902, the Arizona Eastern Railway laid a line from Phoenix to Florence, and a stop went in on land owned by William “Bobby” Gilbert. Families settled nearby and planted the surrounding fields.
They grew so much hay that the area earned the nickname Hay Capital of the World. The town incorporated in 1920, but it stayed tiny for decades. Even in 1970, fewer than 2,000 people lived here. That sleepy rural stop is hard to picture today.
Today, the town is home to about 290,000 people. Mesa sits to the north, Chandler to the west, and Queen Creek to the southeast. A lot of locals work in healthcare, at Banner Gateway or Mercy Gilbert. Others commute to the northwest side, where Northrop Grumman and Lockheed Martin have offices. Someone who moved here 13 years ago put it simply in an online forum: they barely recognize the place anymore.
Locals like to say you can eat well here without driving to Scottsdale, and the Heritage District proves it. Joe’s Real BBQ smokes its brisket inside the 1929 Tone Building. The Farmhouse Restaurant, famous for giant cinnamon rolls, occupies a storefront that’s older than the town itself. Bergies roasts its own beans and serves them on a shady patio hung with birdhouses. Out at Agritopia, Joe’s Farm Grill builds its menu around crops from the farm next door. For a casual beer, Champions Sports Saloon has been pouring since the 1940s.
Gilbert residential real estate held up better this year than nearby Chandler or Tempe. In late October 2026, the median sale price sat around $595,000, a touch above last fall. Most homes went under contract in about a month.
More listings have hit the market lately, so the pace has cooled. Anyone buying a home in Gilbert now faces less pressure than during the frenzy a few years back.
Sellers still hold a mild edge. A Gilbert home valuation built on local comparable home sales, not an online estimate, keeps your price realistic.
North Gilbert, closer to US 60 and Mesa, has established streets and mature trees. South Gilbert holds many of the newer master-planned communities, with bigger amenities and longer drives.
If your job is in central Phoenix or north Scottsdale, drive that route at rush hour first. Share your work address with a Gilbert real estate agent early, and the shortlist of neighborhoods gets a lot shorter.
Farm-centered living: Agritopia has a real working farm right in the neighborhood, plus a farm stand and cafés you can walk to. Homes here don’t last long, and they cost more than most of Gilbert.
Greenbelt neighborhoods: Morrison Ranch feels more Midwest than desert, with grassy streets, white fences, and old grain silos from its farm days. The HOA is picky about looks.
Amenity-packed communities: Power Ranch has two clubhouses, lakes, pools, and long trails. Buyers over 55 often choose Trilogy, its age-restricted section.
Golf course homes: If golf is your thing, look at Seville in far south Gilbert. Just remember the club dues are separate from the HOA.
Lakefront resale homes: Val Vista Lakes was Gilbert’s first lake community. Lots of the houses have some age on them, so have the roof, windows, and seawall checked.
A local Gilbert real estate agent who knows these Gilbert homes for sale can tell you what the listing photos leave out.
Is Gilbert a good place to live?
Ask around and you’ll mostly hear yes. On Niche, Gilbert scores an overall A and beats Mesa, Tempe, and Chandler on safety. Living costs score only a C.
Will my kids automatically attend Gilbert Public Schools?
No. Gilbert Public Schools earned an A, but much of the south and east belongs to Higley Unified, where voters rejected a budget override two years running. Higley is now cutting art, music, and library programs. Seville and a few other southern pockets fall under Chandler Unified.
How much do HOAs control?
Quite a bit in master-planned areas. Fines usually involve landscaping or parked vehicles. A good Realtor in Gilbert, Arizona will hand you the HOA’s rulebook early, while you can still back out.
How is south Gilbert different from Queen Creek?
Queen Creek, just across the border, has bigger lots, horse properties, and a slower, rural pace. Our Queen Creek guide covers that side in detail.
Where do kids cool off in summer?
Splash pads at Water Tower Plaza and Gilbert Regional Park stay packed. Swim teams are popular too, and one parent even asked for an indoor competition pool.
